Propitas were appointed as project manager and cost consultant for this scheme on behalf of Boultbee Brooks Real Estate. The property comprises an office building located opposite the mainline train station. The structure is formed from a 1970s concrete frame behind a former façade retention scheme.
The works included the strip out of the majority of the internal finishes back to structure, forming a new main entrance and reception, exposed ceiling mounted VRF system, installation of new curtain walling to the rear elevation, high efficiency LED light fittings and newly refurbished courtyard garden.
The main contractor was Wow Build Limited, with AWA the M&E Consultants, G.D.C Partnership appointed as structural engineers, and GPad London the architects, all led by Propitas.
With the contract split into sections, it meant we could move the second floor tenant into a newly refurbished suite with minimal disruption to their business whilst other works continued to the wider building.
The project, with a value of circa £2,500,000, was delivered on time and budget, to the satisfaction of all stakeholders.
HOW PROPITAS ADDED VALUE
The logistics of carrying out a refurbishment of this nature with an existing tenant in-situ required careful management, particularly in relation to maintaining safe access to occupied areas at all times, whilst the property underwent substantial structural alteration to the main entrance.
Ensuring close liaison with the tenant, works were completed at times to minimise health and safety risks and disruption to the normal operation of the tenant. Our tailored phasing of the works meant that the tenant continued to operate as usual, with minimal disruption to the natural progression of the works.
