Youth Leavers Resource Refurbishment Propitas wer Youth Leavers Resource Refurbishment

Propitas were instructed by a local government body to tender and manage the refurbishment and remedial works at a youth placement hostel following flooding in 2021. The flood waters were up to 4ft in areas of the building, being below ground level. As such, Propitas were required to work with the loss adjuster to ascertain the extent of the remedial works required to the building to get it back to a useable service. Following the initial tender returns the client decided, that while the building was vacant they would also utilise this period to undertake any updating and safeguarding works, thereby leaving the building “futureproof”. Propitas ran the project from conception through to completion, whilst managing some delays caused by the discovery of Asbestos throughout. Overall the project was completed to a high standard and on budget with the delays on site being reduced by a reorganisation of the workforce on site.

Following previous successful instructions from our client, Propitas were then instructed to undertake a project management role for the Cat A fit-out works at their new UK head office in Redhill. The fit-out included an agreed specification for full Cat A works to be implemented in advance of the planned move in date, while simultaneously agreeing the dilapidations settlement to their pre-existing building locally. The programme was reduced due to the imminent vacation date on the existing building. Propitas managed the works through to completion, on programme and under budget, with all variations documented, agreed and progressed swiftly, in order to complete the works on time. Ultimately we managed to successfully reduce the programme and get our client in, ahead of the initial proposed completion date, to alleviate the pressure of moving from the existing premises in time.

Industrial CAT A Refurbishment Completed Propitas Industrial CAT A Refurbishment Completed

Propitas were instructed as Contract Administrators for the extensive refurbishment of a warehouse unit with an internal office block in Crawley, totalling 25,500 sq ft. 

The refurbishment works comprised full internal CAT A refurbishment, including strip out of the previous Tenant’s alterations and fit-out, upgrades to the existing and installation of new mechanical, electrical and plumbing systems, and high-level refurbishment of the office areas. Substantial external works took place including redecoration to all elevations of the warehouse and the adjoining units, to enhance the aesthetics of the industrial development. 
 
Propitas undertook the initial inspection of the building, prepared the specification, and issued for competitive tender. Following receipt of the tender returns and a review of the scope of works, a suitable Contractor was instructed. Propitas managed the works from inception to completion in line with the Landlords scope of works, within the anticipated time frame and within budget.

Propitas provided Wesleyan with pre-acquisition survey advice on the freehold acquisition of a 60,000 sq ft food packaging production facility in Plymouth. The property comprises a specialist milk pasteurising and packaging facility occupied by a leading manufacturing tenant. Propitas identified a number of issues critical to the acquisition and are providing ongoing advice regarding the condition of the property.

Propitas have been appointed as Project Manager, Employer’s Agent and Cost Consultant on a comprehensive refurbishment of The Grange, Grange Park, Bishops Cleeve, to provide in excess of 25,000 sq ft of refurbished Cat A office accommodation, complete with ancillary cosmetic improvements to the reception, external approach and associated WCs. The scheme will include new mechanical and electrical installations, including for PV panels to the roof; all with a target of providing an energy efficient, sustainable product. Works commenced in November 2022.

Office Refurbishment Project Completes in Chiswick Office Refurbishment Project Completes in Chiswick

Propitas were instructed as Contract Administrators for the refurbishment of a 3-storey office building in Chiswick totalling 4,594 sq ft. Propitas had previously prepared and served a Schedule of Dilapidations on the former tenant, and subsequently negotiated financial settlement of the claim on behalf of the landlord.

The refurbishment works comprised full internal CAT A refurbishment, including a strip out of the previous Tenant’s fit out, upgrades to the existing and installation of new M&E systems including new EV charging points to the property’s car parking area, and high-level refurbishment of the office areas so as to provide a stylish base build ready for a future Tenant to occupy. External redecoration works were also undertaken to maintain the aesthetics of this modern courtyard development. 

Propitas undertook the initial inspection of the building, prepared the specification and issued tender documents. Following receipt of the tender returns and a review of the scope of works, a suitable contractor was instructed. Propitas managed the works to practical completion in line with the Landlords scope of works, within the anticipated time frame and within budget.

Propitas are acting as PM/EA for 6 floors of Cat A refurbishment works including window replacement to the tower building at the iconic listed Smithson Plaza on behalf of Resolution Property and @fidelidade.seguros. The design phase is underway with DSDHA and DSA Engineering Ltd with works due to start on site Spring 23.
