Instruction Synopsis

Propitas were instructed to provide project management and quantity surveying duties on the refurbishment with vertical and horizontal extension to Building 6 at Thomas More Square.

The works consists of the full refurbishment of all floors with the additional fifth floor and roof terrace overhanging the existing structure. Glulam beams and columns will form the front façade with atrium space incorporated within the building.

The building has been partially pre-let to Gensler Architects as their new European Headquarters.

Propitas focused heavily on quality so that it was never compromised, driving the team to meet aggressive milestones, whilst managing tight control on costs within pre-determined levels. The project was fraught with typical ‘fit out’ issues and unforeseen events affecting programme.

Works are currently ongoing with a completion date in November 2018 still targeted. Budget is being maintained despite some of the unforeseen and will be delivered to the available budget.

HOW PROPITAS ADDED VALUE

Propitas were able to provide robust support to the client in terms of managing contracts of this nature and dealing with main contractors to ensure a fair and reasonable outcome was achieved for the client.

Close liaison with the client and the contractors was fundamental to ensure the successful delivery of the project. Our efficiency during the construction phase enabled our client to achieve their objectives for this project.
