Instruction Synopsis

Propitas were instructed to project manage the implementation of a high specification serviced office scheme to circa 26,000 sq ft of accommodation, plus the creation of 13,000 sq ft of shell space. The key client objective was to deliver the completed asset within a seven-month programme from instruction.

Propitas focused heavily on the client brief whilst ensuring quality was never compromised, driving the team to meet aggressive milestones, whilst managing costs within pre-determined levels. The project, with a contract value of over £1.6 million, was delivered on time and within budget, with the first tenants taking occupation the week after practical completion.

How Propitas Added Value

Whilst the extent of the refurbishment and formation of the serviced office accommodation is a ‘bread and butter’ project for us, the time constraints imposed by the client presented a notable challenge, especially over a Christmas period. During the latter stages of the project, incoming tenants requested numerous alterations to suit their requirements, which posed a significant risk to programme, but with Propitas leading, the project team were flexible and diligent enough so as to not cause any delay to the completion date.

With numerous consultants involved and an extremely tight programme to adhere to, close liaison within the project team and swift cost reporting to enable stakeholder decisions to be made, was key to the success of the project. Our efficiency during the design and construction phases enabled our client to achieve their objectives for this project.
