Instruction Synopsis

We were instructed on behalf of Wesleyan Assurance Society to manage the implementation of a comprehensive Cat A fit out to a circa 33,000 sq ft office building.

Following us agreeing a dilapidations settlement with the former occupier, the client elected to refurbish the building to a high standard in order to improve the asset and present it to the letting market. This included introducing a new air conditioning system to a building that formerly only had a wet heating system; a typical Cat A office fit out; as well as a comprehensive refurbishment of the lift lobbies, unique octagonal double height atrium and the main external entrance. A shower block was also created.

The property was designed to move away from the previous single let set up, to provide configured services and suite splits to accommodate a potential nine different occupiers.

Appointed as Project Manager, Contract Administrator, Cost Consultant and Principal Designer, we developed the brief and managed the works from inception through to completion in conjunction with the Architect and Services Engineer

HOW PROPITAS ADDED VALUE

The brief was to originally only fit out the ground floor offices and common parts, but the contractor was instructed post contract to fit out the first and second floors due to the amount of enquiries for the space. These works were swiftly dovetailed into the existing programme and implemented in advance of the first deal being concluded.

We focused the team on ensuring the building was capable of easy management and tenant fit out in the future, having been changed from single to multi let.

With a project value of circa £2 million, the project was delivered on time and on budget, becoming a very prominent building in the local market place.
