Instruction Synopsis

We were appointed by Pioneer GB Limited to prepare an estimate for their potential dilapidations liability on their 13,000 square foot offices prior to a decision to exercise their lease break and relocate.

Having advised Pioneer of their maximum potential liability, a claim was prepared by the Landlord when they served the break on their lease.

The Landlord’s claim was within our budget estimate however we were able to secure a settlement at 50{6ff76034d22c88ec70f1c9ef4ccd6ce12f1c3e773bb3a9ade06de0decae2fb76} of the claim.

HOW PROPITAS ADDED VALUE

We liaised closely with our Client at an early stage, in order to understand what their key objectives were and to formulate an exit strategy, allowing them to be fully prepared for the potential costs of relocation.

We undertook a detailed inspection and review of relevant documents, including as-built information, to enable us to target our advice and quantify their potential exposure.  This gave them an accurate budget estimate for dilapidations to include in their total relocation budget.

The information obtained from our dilapidations assessment resulted in negotiations with the Landlord being fully informed and resulted in a settlement which was far better than the Client’s expectations.
