Instruction Synopsis

Propitas were appointed to act as Project Manager and Employer’s Agent in respect of a mixed use new-build scheme in Bermondsey, South East London.

Our client purchased the site in 2018 and the project comprised the construction of an 8 storey structure within which 43 high specification apartments for the Build to Rent sector and circa 20,000 square feet of office accommodation was provided.

A full basement dig was carried out which was tanked, and the main structure was supported by piled foundations and a concrete frame. External walls were clad with facing brickwork, the roofs were flat with proprietary membranes and the fenestration comprised aluminium doors and windows. Internally, all apartments were fully fitted out and furnished to a very high specification, and the office space was fitted out to Cat A.

Propitas managed the project from inception to completion.

The project was executed under the JCT Design and Build Contract, and achieved BREEAM Excellent.

HOW PROPITAS ADDED VALUE

Propitas were involved from site acquisition so initially managed a complex planning process. We then appointed a large multidisciplinary design team and strict programme management was required in order to achieve the required start on site date.

Post-contract, careful monitoring of the contractor’s progress was essential, as was management of the main contractor’s ongoing detailed design.

Alongside management of the main scheme, numerus third parties had to be managed including the local authority who, under the planning consent, were taking on several apartments for use as affordable housing.
