Following the leasehold acquisition of this 11,020 sq ft office building, where we provided our client technical due diligence advice, we were appointed as Contract Administrator and CDM Co-ordinator with respect of the cat B fit out.
Adopting a Turnkey Design and Build procurement strategy, the client selected their preferred contractor through their own negotiation processes, after which, we agreed and prepared the contract documents and generally administered the terms of the contract through to completion.
The £400,000 contract included the reconfiguration of the existing cellular offices, new surface finishes and a complete refurbishment of the WC facilities. Furniture was also procured and installed as part of the contract.
In conjunction with this, we acted as CDM Co-ordinator, ensuring this notifiable project was carried out in accordance with the CDM 2007 Regulations.
HOW PROPITAS ADDED VALUE
Our client had little knowledge of construction contract processes and protocols. We therefore provided advice from agreement of the contract, through to its implementation up to completion, advising on cost and programme implications of decisions that were made during the currency of the contract.
Whilst not instructed to advise on technical matters, we were also able to guide the client through and design decision making processes, to ensure they obtained value for money and the end product they desired.
