Propitas were appointed to monitor the conversion of this industrial unit into offices by the forward purchaser/occupier of the freehold. Our Surveyor inspected the already partially completed conversion and reviewed the available specifications and drawings, along with the relevant planning consents. An initial appraisal report was prepared on behalf of the purchaser and technical queries associated with the inspection were raised and cleared with the developer. Periodic inspections of the development during the construction phase allowed our Surveyor to validate critical elements of work and remain engaged with the development team right through to Practical Completion.
How we added value
Our Surveyor gave comfort to the occupier as to the technical quality of the development and sought the availability of specialist latent defects insurance, since there were no warranties offered by the vendor. Any residual risks were discussed with the client and mitigated as far as possible during the remaining build period.
