Propitas were instructed as Contract Administrators for the refurbishment of a 3-storey office building in Chiswick totalling 4,594 sq ft. Propitas had previously prepared and served a Schedule of Dilapidations on the former tenant, and subsequently negotiated financial settlement of the claim on behalf of the landlord.
The refurbishment works comprised full internal CAT A refurbishment, including a strip out of the previous Tenant’s fit out, upgrades to the existing and installation of new M&E systems including new EV charging points to the property’s car parking area, and high-level refurbishment of the office areas so as to provide a stylish base build ready for a future Tenant to occupy. External redecoration works were also undertaken to maintain the aesthetics of this modern courtyard development.
Propitas undertook the initial inspection of the building, prepared the specification and issued tender documents. Following receipt of the tender returns and a review of the scope of works, a suitable contractor was instructed. Propitas managed the works to practical completion in line with the Landlords scope of works, within the anticipated time frame and within budget.
