Peascod House, Windsor

Instruction Synopsis

Peascod House comprised the conversion of a large High Street retail premises and vacant upper parts into two retail shell units and 11 luxury apartments.

Propitas were commissioned by Santander to report upon the proposed development, the team structure and associated project costs, along with many associated aspects including Planning (and associated conditions), programme, procurement etc.

This led to us providing Project Monitoring services over a period of 20 months, during which time we worked closely with the developer and his team on their Construction Management approach.

The development was a great success and brought a number of high quality residential units to the market, as well as the retail units, which were in great demand and were quickly pre-let.

The total project value was circa £2m.

How we Added Value

This development brought particular challenges for the project team, not least being a very confined/restricted site within the pedestrianised retail centre of Windsor. This required very careful site planning and a multi-phased approach to the work.

Our wealth of project experience enabled us to assist the project team in the logistics and phasing of work and our cost consultancy experience was useful in appraising the various construction trade packages and final accounts.

Our excellent connections with funders, planners, contractors, agents and product suppliers were all of great benefit in ensuring that this development reached it’s full potential and delivered the best returns.
