PPM PORTFOLIO

INSTRUCTION SYNOPSIS

Propinvest approached us to assist with their ongoing maintenance of a portfolio of 7 no. nationwide shopping centres.

We met with the client to agree the brief, understand their aspirations, reviewed property information including surveys and previous maintenance budgets, set up an agreed template to prepare a 5 year PPM schedule and agreed priority coding for certain works.

We established a survey team including mechanical and electrical consultants. Following inspection we collated a single co-ordinated schedule for each property.

This led to the implementation of some maintenance small works contracts to several centres up to £100k in value.

Accordingly we undertook a full Contract Administration role to prepare detailed specifications, tender and manage the contractor works.

HOW PROPITAS ADDED VALUE

Initial client meetings to establish the exact client brief were important to tailor the exercise to meet the needs of the client in future implementation of the plans.

At each centre we met and interviewed the centre manager to understand historic and current specific issues or defects to the building fabric or services installations.

The clear presentation of our schedules and follow up meetings with the clients led to a seamless transition to implementing works.
