Propitas were appointed to undertake a pre-acquisition survey of a 1,800 square foot retail unit in Glasgow, on behalf of a national coffee chain as part of their proposed long leasehold acquisition. The unit in question is approximately 20 years old, with the previous also being an A3 / A5 café. We inspected the unit within four days of instruction, with the report following shortly thereafter, to aid the early agreement of the lease documentation. We identified all disrepair issues that needed to be addressed prior to our client taking occupation. As such, these works could be included in the proposed fit-out specification, thereby minimising disruption to the business, once operational.
