Propitas were appointed to undertake a pre-acquisition survey of a 37,652 square foot leisure centre in Gosforth, Newcastle-on-Tyne on behalf of a national investment portfolio as part of their proposed freehold acquisition. The centre in question is approximately 23 years old and has historically been utilised as a leisure centre from completion. We inspected the unit within 1 week of instruction with the report following shortly to aid the purchase of the building. We identified all repair issues which needed to be addressed by the incumbent tenant, in addition to working with M&E engineers to anticipate the lifespan of vital service equipment. As such, our client could undertake a budget cost plan proposal and, ultimately, completed the purchase of the unit.
