Tenant Monitoring

Propitas were approached by a prospective tenant of this new industrial estate, who were entering into an agreement for lease of a 50,000 sq ft unit. Our Surveyor met with the developer and his professional team and reviewed the available specifications and drawings, along with the relevant planning consent, building contract, professional appointments and collateral warranties. An initial appraisal report was prepared and our Surveyor played a key role in liaison between the parties to the agreement and the solicitors, to ensure that any key risks were mitigated as far as possible. Periodic inspections of the development during the construction phase allowed our Surveyor to validate critical elements of work and remain engaged with the development team right through to Practical Completion.

Using his extensive experience of Project Management, specifications, construction contracts and development monitoring, our Surveyor was able to suggest sensible amendments to the project documentation, which not only protected his client’s interests, but helped to reduce overall risk for the developer. Interacting and negotiating with various parties within very tight time frames, our Surveyor ensured the best possible result was achieved for his client.
