We have worked on this asset from 2008-2015. Initially we advised Resolution Property undertaking a building survey and arranging other due diligence services.
Throughout Resolution’s lifespan of ownership to 2013 in a Project Management capacity we acted as the single point of contact between the client and the design team; associated consultants including planning, arboricultural & acoustic and the contractors.
We completed two Landlord’s shell works contracts for circa £850k in 2011 and £3.25m in 2013, the latter of which included part demolition, subdividing and new build extension to a former B&Q store to create 4 no. retail and 3 no. café/restaurant units with a new piazza.
In 2013 mid construction, Quadrant Estates on behalf of KKR acquired the asset as part of a portfolio. We successfully completed the project in October 2013 and have since undertaken several further smaller Landlord’s shell works contracts for them in connection with lettings of other units.
HOW PROPITAS ADDED VALUE
During the project cycle we attended monthly asset management meetings with Resolution reporting on planning, design status, liaison with incoming tenants and their project mangers, managing agents etc to ensure a comprehensive and co-ordinated project delivery was achieved.
