We were instructed on behalf of Northwood Investors International Limited to manage the implementation of a Cat A fit out of this 34,076 sq ft office building located within Genesis Business Park.
Following us agreeing a dilapidations settlement with the former occupier, the client elected to refurbish the building to a high standard in order to improve the asset and present it to the letting market. This included a comprehensive refurbishment of the offices, common parts and extensive remedial works to the building envelope, including new heat soaked laminated units to the atrium roof.
The brief changed mid way through the contract, with a letting agreed to part of one floor, which involved splitting the space and services to suit the tenant’s requirements.
Appointed as Project Manager, Contract Administrator, Cost Consultant and Principal Designer, we developed the brief and managed the works from inception through to completion.
HOW PROPITAS ADDED VALUE
Due to a tenant signing an Agreement for Lease part way through the contract period, we had to alter the specification to suit the tenant’s requirements, whilst ensuring the overall programme was not overly impacted and the costs managed within a pre-agreed budget.
Working closely with the project team during the fit out process, the design was refined and developed to improve the asset, which included replacing the insulation and weathering to the inverted roof, all within the budget parameters.
With bespoke cost reporting processes adopted, we were able to ensure that the £2.1m project budget was not exceeded.
