Propitas were appointed by London Metric Property PLC to undertake design, Project Management and Contract Administration of the refurbishment of Unit 2 Crompton Fields, a commercial property in Crawley.
The property comprised a steel portal framed terraced warehouse unit with a block-built front office block which had been previously extended into the warehouse by a former Tenant.
The project involved full strip out to shell condition, removing alternations to the office block and reinstating the warehouse area back to its full extent. Refurbishment works included external decorations and full internal CAT A works to the offices with a new VRF system and LED lighting throughout. The completed scheme provided in excess of 25,500 sq ft of extensively refurbished warehouse and open plan office space.
The project was traditionally designed and procured, and tendered competitively. The services consultants were Michael Jones & Associates, and the construction works were completed by Redwood Contractors Limited. The programme was 16 weeks and the project had a £550k construction value.
HOW PROPITAS ADDED VALUE
Propitas led the pre-contract design and development phase, while concurrently managing the strip out of the unit under a separate contract, in order to effectively reduce the overall duration of the scheme.
Post tender, Propitas undertook value engineering adjustments with the appointed Contractor, reducing the cost of the works by approx. 8%, however, whilst not infringing the clients’ requirements for the scope of works.
Propitas developed architectural mood boards for the client and letting agents to ensure the CAT A design was desirable and had co-ordinated features and finishes.
