Propitas was appointed to carry out a pre-acquisition building survey of this 20 year old office building, which comprises circa 15,000 sq ft of accommodation.

The vendor cosmetically refurbished the property in 2015, with the intention to let the unit swiftly. With prior knowledge of this we surveyed all aspects of the property, inclusive of the high level external envelope. We also instructed mechanical and electrical consultants to oversee an extensive validation of the existing mechanical plant, which would assist in informing the purchase appraisal and cost plan for the future refurbishment works.

Upon completion, we provided the client with a single co-ordinated survey report including all ancillary services documentation and validation results, as well as a detailed cost plan for the proposed fit out.

HOW PROPITAS ADDED VALUE

In accordance with the client’s brief, we inspected the premises and provided our executive summary report within three working days thereafter. We reviewed all construction related documentation and advised the client on the potential risks they were inheriting as a result of the vendor’s previous cosmetic works, which included highlighting the defunct nature of the mechanical systems within the building. As a consequence, our attention to detail allowed the client to plan ahead for the proposed fit out works and ensure their acquisition appraisal was de-risked.

As a result of our survey report the client purchased the property and consequently undertook the relevant serviced office fit out works required to enable the future letting of the building. These works were project managed by Propitas.
