INSTRUCTION SYNOPSIS

Propitas were appointed by the freehold owners, Quadrant Estates, to monitor tenants alteration works to the property.

B&Q had a long leasehold interest in a 100,000 sq ft retail warehouse unit with a garden centre and builders yard.

They wished to downsize their unit and entered into an Agreement for Lease with WM Morrison to occupy approximately half of the unit. As part of the agreement, B&Q were obliged to undertake the sub-division works and create a shell unit for Morrison to fit out.

The works comprised repairs to the existing building fabric, roof and wall cladding; alterations to new entrances, fire escape and goods doors; strip out of sub-let part of existing finishes, fittings and services installations, re-fit of B&Q retained portion, new and separated incoming services and external works. The contract value was circa £3.1m.

Propitas monitored the works undertaken by B&Q to ensure compliance with the AFL.

HOW PROPITAS ADDED VALUE

We liaised with the B&Q Project Manager during the course of works and undertook interim and final inspections and provided our client with monitoring reports.

We advised on the quality of works undertaken, progress of works and compliance with the agreed scope in the AFL. On completion of the works we undertook a final inspection.

We therefore gave our client the assurance that the works had been undertaken in accordance with regulations, to an agreed specification and without detriment to their asset.
