Propitas were instructed by Laleham Healthcare to undertake a pre-acquisition survey prior to the intended long leasehold occupation by our client.
The property comprises a modern warehouse unit constructed in 2015 offering circa 52,000 sq ft of internal accommodation in addition to a large service yard and parking areas.
Internally the unit is largely an open plan warehouse unit with ancillary office and welfare accommodation.
Propitas were instructed to inspect the building, inclusive of high-level areas with the aid of an access hoist, and review the documentation provided by the landlord.
The information provided included a number of collateral warranties that were intended to run with the unit.
HOW PROPITAS ADDED VALUE
Following instruction Propitas inspected and provided a comprehensive Building Survey report highlighting defects and issues that were noted on site.
We also reviewed the collateral warranties and following our review we ensured that the tenant would benefit from these warranties, which meant liaison with the landlord and their agents respectively.
Our advice and information review were provided to the client who intended to plan the maintenance works and agree the warranties accordingly. Following this our client decided to take the lease on the building.
