A recent instruction typifies the type of dilapidations instruction that Propitas are appointed to deal with. We prepared a Terminal Schedule of Dilapidations on a 23,000ft2 office on behalf of the landlord, a large Property Company. The building was subsequently sold around the time of the original 15 year lease expiry, but the new landlord was familiar with our work and was pleased to continue our appointment. The new landlord proposed significant works of extension and internal reconfiguration and we used our expert knowledge of both construction and dilapidations to develop and justify a revised, but still significant terminal claim. A financial settlement of £340,000 was then negotiated with the former tenant ahead of the works commencing on site, allowing both parties to achieve cost certainty and giving the landlord a useful capital contribution at the outset of the project.
