Propitas were instructed to project manage the implementation of a high specification serviced office scheme to circa 42,000 sq ft of accommodation over three floors. We negotiated the Design & Build Contract with a preferred contractor, spending time to hone the design and de-risk the unknowns as far as possible by way of investigative surveys and validations, whilst an outgoing tenant remained in occupation during the pre-contract phase.
The scope of work included extensive building fabric repairs, required due to inherent flaws in the original design and installation processes; a vast strip out of commercial kitchens, plant areas and bespoke fit out; and a comprehensive refurbishment of the internal accommodation, including new WCs and the formation of a shower hub.
The project, with a contract value of over £3.5 million, was completed with no overall delay to the programme, outside of an enforced lockdown due to the government imposed restrictions on construction activities.

We tailored the procurement strategy to ensure that the contractor was appointed at an early stage to assist with the design, ensuring a high specification was achieved for a pre-defined budget.
With numerous consultants involved and an extremely tight programme to adhere to, close liaison within the project team and swift cost reporting to enable stakeholder decisions to be made, was key to the success of the project. The design process was highly complex, as we had to retain elements of the mechanical installation and adapt it to make it work with a highly cellular fit out, whilst also having to incorporate enhancements to the brief within a very strict budget.
