Instruction Synopsis

Propitas were instructed to undertake a pre-acquisition survey and prepare a detailed schedule of condition of this circa 164,000 sq ft distribution centre on behalf of an international logistics operator.  A number of significant elements of disrepair were identified as part of our survey and we were then instructed to agree a scope of repair and reinstatement works which were to be funded by the Landlord.

Alongside the successful acquisition of the property, Propitas were instructed to project manage the implementation of a fit-out scheme to ensure that the property was ready for occupation before lease end of three other large sites in the Midlands.  Timing was critical to ensure the client avoided exposure to potentially severe financial implications of failure to exit the leases.

Due to the very tight timescale, Propitas implemented a fast-track tender process to achieve the client’s design requirements whilst gaining best value.  The project, with a contract value of over £1.3 million, was completed on time to allow the client to exit their existing leases and ensure a smooth transition to the new site.

HOW PROPITAS ADDED VALUE

We identified significant repair issues which resulted in funding of the works by the Landlord.  Our detailed schedule of condition provided further limitation of the client’s repairing liabilities under the lease. 

We tailored the procurement strategy to ensure that the contractor was appointed at an early stage to assist with the design, ensuring fast-track delivery to the client’s budget.  Once works commenced we worked with the client and contractor to accommodate changes to the client’s requirements whilst maintaining close cost control and liaised with the Landlord’s appointed surveyors to agree staged payments for repair works.
