Strategic Advice Significantly Cuts Landlord’s Liability

As part of their ongoing expansion, Propitas were instructed by a major supplier of industrial access equipment to undertake a pre-acquisition survey of two new office suites in Abingdon which were to be occupied on new 11-year full repairing leases. Additionally, we were instructed to advise upon the dilapidations liability associated with an existing unit.  

Our pre-acquisition survey identified a number of building fabric issues which assisted our Client’s advisors in negotiating a significant limitation to their future repairing obligations whilst timely strategic dilapidations advice ensured that a dilapidations settlement for an existing office suite could be included in the deal. Monitoring of the Landlord’s sub-division works identified critical fire safety issues which were rectified as a result of our advice.
