Industrial refurbishment completed in Tottenham for LondonMetric Property PLC (LMP). Propitas undertook pre acquisition #tdd, design and full #contractadministration for the refurbishment. This included replacing asbestos roofs, new flat roof coverings, external decorations, new fencing, extensive strip out of former mezzanines to the warehouse and Cat A works to the offices with a new VRF system and LED lighting throughout. #design #warehouse #refurbishment

Propitas are acting as Project Manager and Contract Administrator on this CAT A refurbishment of an industrial warehouse unit and attached office block on behalf of LondonMetric Distribution Ltd. Construction works have recently commenced on site with completion due this summer. 
 
The project comprises a comprehensive strip out, including the removal of asbestos and mezzanine warehouse structures, new roofing, internal refurbishment, facade repairs, decorations and external site works and repairs. New flat roof coverings will be provided to the office block, with new pitched roof covering and associated roof lights, cladding and gutters to the warehouse block.
 
This project will provide in excess of 22,000 sq ft of extensively refurbished warehouse and open plan office space.

Propitas Complete Fit-out Works at Fonteyn House Propitas Complete Fit-out Works at Fonteyn House

Following completion of a schedule of condition for the incumbent tenant, Propitas were then instructed to undertake a project management and contract administration role for the fit-out works at Fonteyn House, Reigate. The fit out included an agreed specification for full Cat B works to be provided for the planned move in date for the tenant. The programme was to be seven weeks with the AV package to follow on concurrently for one week, and finally, with the tenant moving in a week thereafter. Propitas managed the works through to completion on programme and on budget with all variations documented, agreed and progressed swiftly in order to complete the works on time. This included completion of the snagging items as the project progressed so as not to cause undue delays towards the end of the contract programme.

Propitas were instructed to prepare a Schedule of Dilapidations in the final year of a tenant’s lease and subsequently negotiated financial settlement of this, in advance of lease expiry in 2020. We were also instructed to tender and manage the refurbishment of these two industrial units in Crawley, which total approximately 8,000 sq ft. We were ready to commence works immediately upon lease expiry, with works comprising roof over-sheeting, external redecoration, window replacement and internal refurbishment to Cat A/shell standard. Works were completed on time and budget and returned to the market in the shortest possible timescale, ready for prospective tenants to view.

Liphook Refurbishment Completed Propitas were ins Liphook Refurbishment Completed

Propitas were instructed to tender and manage the refurbishment of a light industrial units in Liphook following the vacation of the unit by a previous tenant. These refurbishments were undertaken in conjunction with a nearby occupier storing products on site in agreement with the Landlord. 

The works comprised a new main entrance door and window units, internal refurbishment and redecoration, as well as internal Asbestos removal. Propitas inspected the unit and prepared tender documents. Following receipt of the tender returns, and a value engineering process to meet the proposed budget, the contractor was instructed.
 
Propitas managed the works through to completion, delivered on budget and in advance of the programmed completion date.

Propitas are acting as Project Manager and Employer’s Agent on this project on behalf of Steyn Group. 
 
The new build, mixed-use development is located in Camden, London NW1, on the bank of the Regent’s Canal, and will eventually comprise 43 luxury high specification apartments and 20,000 square feet of commercial space. The development will achieve BREEAM Rating Excellent and be an excellent addition for living and working in this vibrant area. 
 
Completion is due in the Summer of 2022.

Sectional Completion Achieved at Beech Gardens P Sectional Completion Achieved at Beech Gardens 

Propitas are pleased to report Sectional Completion at Beech Gardens for Almero Student. This student refurbishment scheme of 52 flats across 8 separate blocks, commenced in March this year and was split into three phases to ensure occupancy was maintained. The appointed contractor, Estilo interiors, has been excellent and the works were handed back within budget and on programme in time for freshers’ week! The end result is fully revitalised, high quality modern flats.
 
Propitas acted as PM/EA, with Project 1201 as Quantity Surveyor. The Design Team included Envision Energy for MEP, Moran Consulting Structural Engineers and Bal Architecture in a Design Guardian role.
 
The phase two construction works are now well under way, following delays in planning approval. These key ‘value-add’ works include converting and extending the existing buildings to create additional self-contained studio flats and purpose-built communal amenity pavilions located within the outlying gardens. Estilo Interiors will continue to complete the studio flats, while RedRoc Construction have been appointed to take on the challenge of the pavilions.
